Building and Construction Round Up

An Award winning Accoya boardwalk from located in Scandinavia

Building Round Up – 2017 has been a very busy year and signs point to same again in 2018. Building Consent data still shows high levels of activity although the Building boom in Christchurch has been completed. The anecdotal evidence shows mixed results some very busy tradespeople but there are still some that are not. Funding and affordability are big issues that confront builders, developers as well as investors and the individual owners. The Banks have rules to be worked through and have themselves to comply with Reserve Bank oversight. The costs for building cause complex angst for all as it seems all too often either forget to include stuff or do not do their homework. We are seeing and hearing all too many instances where the contractors lose money and or projects costs escalate beyond the means of the owners/developers. Delays and projects defaulting or slowing down are apparent in any areas. Fletcher Construction is one example of the problems, they are not alone and could almost be considered as symptomatic of industry wide problems. Not all are in the same boat and many construction companies and Builders are doing well, it is unfortunate that many other are not. Building consents data report as shown below.

/imagesdb/Issue/8e64db45-79ee-4e03-8970-65aa52a393c8.jpgSupply Overview
Supply dynamics show tight Cedar supplies, US hardwoods in general okay, Kwila decking very interesting. Local timbers we see Radiata clears as being good, but Rimu very poor.
An election, banking issues and shortage of skilled labour makes for interesting times.
