The year in review

It has been a very busy year as we all see growth in demand in NZ for more housing as well as the major re build in Christchurch. The level of house building in NZ is reaching highs by historic terms as immigration and a lack of building over a number years means demand is outstripping supply. The graph below illustrates this point but we are still not at the level reached in early 2004/5 and or in the 1973/74 period.

The demands on materials and trade skills to not mention funding is huge and our ability to meet the needs as yet not clear. Funding costs are we are told as low as they can get, well I have news for the banks. In a lot of other countries without the 4 Aussie banks the cost of mortgages is approx.. half of what we pay here in NZ? How does that work. We hear all sorts of reasons and excuses but the reality is that mortgages in North America, UK and Europe are cheap by NZ standards ( i.e. 2.5-2.8%). Add longer fixed terms means cheaper funding for longer.

In Christchurch the re build is a driver for many.. The Terraces jobs on and off, is a big Accoya job we are supplying cladding for...

Demand for Housing and immigration driving that demand as well as earthquakes etc mean we are facing a few more good years. Planning to allow capacity growth and finding the right products are a huge challenge.

A great year with strong growth again, although as is the norm in our industry there are lots of peaks and troughs along the way. Very strong regional patterns emerging with 3 areas standing out. Central Otago, Canterbury and Auckland are the drivers, the rest are small by comparison.

Not a lot of surprises, naturally durable timber supplies are limited and by and large the recovery from GFC and re build in NZ have stretched supply chain capacities to supply.
